Up to 30-year manufacturer's warranty
We are also pleased to offer up to a 30-year manufacturer's warranty on our roof coverings. We use only the best materials and roof tiles on all our Plus+energy houses, and we offer up to a 30-year warranty on watertightness, depending on the product selected. We are so confident in our roof coverings that we also provide a 30-year manufacturer's warranty on selected coverings.


construction defect warranty To ensure our customers' peace of mind, we also offer a construction defect warranty on the part of the house that comprises the Plus+energi house shell delivery. This warranty covers defects that significantly impair the windproofing and stability of the house. 1-year and 5-year inspection

Avoid co-building

When you choose a Plus+energy house from Træhuse Nordsjælland, you can choose between the following delivery options throughout Denmark.

Turnkey contract – the house is complete
The delivery includes a complete house, both exterior and interior, with a finished ground floor and, if applicable, first floor. You will receive drawings, building plans, building permits, and completion reports. It is your responsibility to design, purchase, and pay for the kitchen, utility room, toilet furniture, and cabinets directly from the designated suppliers. This type of contract is chosen by most people.

Co-build
This delivery form involves partial completion of the house according to a specific agreement. The customer receives drawings and building plans. Here, a partial co-builder has the opportunity to carry out interior carpentry work or other deliveries themselves. However, it should be noted that the significant co-builder savings are no longer available by undertaking the interior painting and carpentry work on the ground floor and possibly the first floor.

Shell house
The delivery includes a shell house that is finished on the outside, including drawings and building application. You must provide the interior fittings, materials, foundation, electrical, plumbing, kitchen, utility room, toilet furniture, painting, masonry, and ventilation work yourself, as these are not included. Please note that there are NO significant savings to be made and the cost may vary between DKK 0-200,000 incl. VAT after the materials have been purchased. However, the savings depend on the size of the house, the interior design, and the scope of the construction work.

Many construction companies often exaggerate the actual savings that co-builders can achieve. The truth is often quite different, with co-builders losing large sums of money due to the following:

  • Loss of earnings during the co-construction period

  • Incorrect purchase of materials
  • Additional moving and rental costs

Avoid subcontracting

We would like to warn you against entering into a trade contract, especially when it comes to purchasing wooden houses that are marketed as "ready-built" or "finished."

These houses are by no means finished, but rather a specialist contract or co-construction project that will leave you in an extremely problematic and untenable legal situation, where you bear an incalculable responsibility and incur significant additional expenses.


Consultant insurance A specialist contractor means that you hire your own consultant with good consultant insurance. The price of such a consultant will cost you between DKK 120,000 and DKK 150,000 plus VAT for this task, and the person is responsible for managing and coordinating the entire construction process. Your consultant must handle the design, including checking drawings and descriptions from the wooden house manufacturer and obtaining building permits for garages, outbuildings, etc. at certain times. In addition, your consultant must review preliminary financial estimates, quotations, and lists of offers, as well as the actual and binding offers from the electrician, plumber, foundation contractor, ventilator, painter, bricklayer, paver, kitchen company, etc. In addition, a correct and realistic schedule must be drawn up. It is essential that all of this is in place before you start construction.

Legal and financial responsibilities
As the builder, it is your responsibility to enter into and sign contracts with the tradespeople involved, together with your advisor, and to ensure that a realistic and highly detailed schedule is drawn up with input from the various disciplines. You will also be faced with having to handle disputes between the specialist contractors and assume full legal and financial responsibility. This requires you or your advisor to be present at the construction site during the execution of the work.
